Rental Application Policies:
- All
applicants must sign and date the application.
- A $25
application fee per adult person (tenants and cosigners) is required for a
credit report and processing—these funds are nonrefundable.
- Qualification
is based on income, credit history, employment history, personal and
rental references and past rental history.
- If you
wish us to hold the property for you and refuse other applications, you
need to sign an Offer to Rent and pay a holding deposit equal to a minimum
of one month’s rent amount besides the application fee. If applicant, after being approved,
chooses not to enter into the Rental Agreement/Lease as agreed, and pay
the first month’s rent and balance of the security deposit, Owner may
deduct “rental damages” from the holding deposit to cover the lost
opportunity to rent the premises as per the Offer to Rent contract.
- Carpets
have been professionally cleaned.
When tenant vacates or at end of the lease Moe Quality Properties
will have the carpets professionally cleaned and the cost will be
subtracted from the Security Deposit.
The premises are to be left in the same clean and sanitary
condition as upon move-in; if not, tenant is responsible for the cleaning
costs.
- No
smoking is allowed in the premises.
If smoke damage is present at move-out, unit will be fogged by
professional carpet cleaner and the cost subtracted from the Security
Deposit. If smoke odor still
persists after fogging, we will do whatever is deemed necessary to rid
premises of smoke odor, and the cost will be subtracted from the Security
Deposit.
- If a
check is returned by the bank for any reason, tenant will be required to
pay their rent, late fees and bank fees by money order, cashiers check,
traveler checks or cash. Late fee
is 10% of monthly rent.
- If an
unauthorized pet is found on the property, tenant understands that they
are in breach of contract and could be asked to vacate the premises within
three (3) days, and tenant will be charged accordingly for all damage done
by pet.
- $75
per person charge for any change in tenant in this contract; new
(replacement) tenant pays his portion of security deposit less $75 to
vacating tenant, and pays Moe Quality Properties the $75.
- This
is a one-for-all agreement that requires tenants to always work as one
unit and accept responsibilities, i.e. utilities, cable and internet.
- All
tenants are equally and severally responsible for this lease.
- Due
before move-in is a full month’s rent and Security Deposit; Security Deposit is the same amount as the monthly rent. Pro-rated rent amounts are received for
the second month of tenancy. If a cosigner is required, security deposit
amount will be doubled.
- Minimum
twelve-month lease, usually.
